Pattern A
That is the most requested pattern for simplified design, specification, practical aspect in it that suits the middle class yemeni family requirements. The ground floor area of the building is 312.5 meter squire. The building is consisted of four floors in each floor two flats of a total of eight apartments. The flat area with stairs 156.25 m2 the net area of the flat is 145.4 m2 consisted of gusts room with bathroom with separate entrance, three bedrooms, kitchen, corridor passage and separate entrance for the family.

There are three types of A pattern such as:

• A it is a residential building contains eight apartments.


• AT is a residential and commercial consist of 6 commercial stores and 6 apartments.

The general specifications and finishing

(those specifications are applicable on the fifth and sixth stage only).

• ACI concrete structure designed according the American codes.


• Baked bricks (20x30x20) hollow and of excellent quality.


• Ceramic tile for bathrooms walls and kitchens up to the ceiling.


• Rooms floor tiles for setting room, Kitchen and restrooms i.e. ceramic plus ceramic belt.


• Interior walls two face putty and white enamel paint two face.


• Interior doors pressed wood and the external are from stuffed white wood.


• Sliding aluminum windows or PVC china type with mosquito net.


• Bathrooms and Kitchens doors from Aluminum.


• Water tank on the ceiling of a capacity of (250) gallon per flat.


• Last ceiling tiles from mosaic with water and heat insulation.


• Steel protection for ground floor windows and balconies.


• Treatment from white ant by spraying insecticides on four stages.


• Gypsum belts for rooms and setting room.


• Stairs are from china Granite.

Electrical tools:

• Ceiling fans for rooms and kitchen Pakistani type. 4 feet Fluorescent lighting for rooms and 2 feet for bathroom, corridor and balcony.


• Malaysian distributing panel of ten lines, automatic of good type with 60A and wires, plugs and switches of good specifications.


• Inserting electrical water pump and electrical alarm for each flat.

The sanitary materials:

• Family bathroom: bath basin + hand basin + English chair


• Setting room bathroom: Arabic chair + shower + external hand basin (at the corridor).


• The kitchen one sink (one sink basin).


• Feeding pipes from water meter to the apartment high pressure 3/4 inch and inside the apartment high pressure 1/2 inch.


• Sewerage pipes 4 inch, pressure.


• Connecting air-conditions net and ceiling outlets with main sewerage line.
  
• Those specifications are deemed essential and are not allowed to be amend in any clues in it by the two parties.

Installment method:

• First payment: 25% paid at US$11400 (on signing the contract).


• Second payment: 25% monthly installment without profit or on payment system during the period of executing the project and after signing the contract.


• Third payment: 50% installment with profit at a rate of $523 per month…
  The third payment commences when receiving the apartment and for a period of five and half years.


• Apartment price after profit: US $ 57331

Cash method:

• First payment: 25% paid at US$11400 (on signing the contract).


• Second payment: 15% paid at US$6840.


• Third payment: 15% paid at US$6840.


• Last payment: 45% paid at US $20520 on receiving the apartment.

(The two installments that is the second and third is divided on the period remained for construction)
